
DESCRIPTION
MICAH is a not-for-profit, all-volunteer organization with a proven history of delivering affordable housing in the City of Markham. To date, MICAH has developed over 330 units of affordable housing and has housed more than 6,000 individuals and families. MICAH’s next project is the development of a 161-unit mixed-income residential building. Fifty percent of the units will be rent-assisted, with the remaining fifty percent offered as affordable rental housing. MICAH builds and owns the housing and partners with social service agencies that support residents through programming. MICAH also works with York Region Housing to provide homes for individuals and families on the Region’s wait list. MICAH’s housing serves seniors, youth, women fleeing domestic violence, and individuals with emotional or physical challenges, and discussions are underway with an Indigenous partner. The land is secured and the City has committed HAF funding. MICAH is seeking additional funding to incorporate zero-carbon design features to reduce long-term operating costs and environmental impact.

Funding Required
MICAH is looking for $5,000,000 in a combination of grants and repayable loans.
Funds Raised
MICAH has secured the land, valued at $5,000,000. The project has received $150,000 in CMHC predevelopment funding (50% grant / 50% loan). The City has allocated $10,000,000 in Housing Accelerator Fund (HAF) funding, and MICAH is in active discussions with CMHC and Build Canada Homes.
Use of funds
Funding will be used to incorporate energy-efficient and zero-carbon features that reduce long-term operating costs and keep rents affordable for tenants. Planned investments include solar panel cladding, geothermal heating and cooling, rainwater harvesting, and small-scale wind turbines to generate on-site renewable energy. Funds will also support the installation of low-impact, energy-efficient appliances and lighting throughout the building.
In addition, MICAH will digitize its record-keeping and administrative systems to better monitor operating costs and measure the financial and environmental impact of the building’s green features. While these measures require upfront investment, they will significantly reduce ongoing energy and administrative expenses, helping to ensure long-term affordability—particularly for residents on fixed incomes.
