DESCRIPTION

JustWay Homes is purchasing a second duplex in Niagara to expand its safe, deeply affordable housing for newcomer families who have fled crisis and arrived in Canada with minimal financial resources. This project will provide secure, below-market rent accommodations paired with community support, friendship, and access to a local faith-based network. The duplex will house multiple low-income newcomer families and will become a key component of JustWay Homes’ long-term housing strategy, which includes future ADUs and additional duplexes or Fourplexes in Niagara.

JustWay Homes is requesting $CAD400,000 from PFAH to complete the purchase of a second duplex & construction of an ADU in St. Catharines. Funds will be directed toward acquisition costs, closing costs, and renovations, such that all 3 units are legal and OBC Compliant. The total gross cost of the Project is ~ $1.1 million, consisting of ~$645,000 for the duplex + ~ $300,000 for the ADU, plus ~$125,000 for renovations.

Funds Raised

JustWay Homes has raised $111,000 toward this project, all through private donations. The Meridian Credit Union is evaluating our Application for a Mortgage of $650,000 ($450,000 for the Duplex and $200,000 for the ADU).

Use of funds

Funds will be used to:

Acquire a second duplex property in Niagara;

Complete closing costs and initial repairs;

Prepare units for immediate occupancy;

Offer secure, stable, deeply affordable rents to newcomer families;

Expand capacity to house more families fleeing crisis situations by constructing 2nd ADU.

The project will directly increase the number of newcomer families receiving safe, stable, affordable housing and community-based support, enabling them to rebuild their lives with dignity.
